If you're planning to sell, one important thing to know is timing. From the day your home hits the market to the day you receive your closing check, you should expect about five months total. That includes time on the market, pending period, and closing.

Another interesting stat: homes are currently selling for about 99% of the list price. That means if a home is priced correctly, there typically isn’t much negotiation.

For buyers, this also means significant discounts off the list price are less common right now, especially since inventory remains relatively low.

• Median price for pending sales: $550,000
• 2026 median sales price so far: $525,000

After a slight dip last year, we’re starting to see prices trend upward again in 2026, and we may see some appreciation as the year continues.
