Another interesting stat: homes are currently selling for about 99% of the list price. That means if a home is priced correctly, there typically isn’t much negotiation.
For buyers, this also means significant discounts off the list price are less common right now, especially since inventory remains relatively low.

• 2026 median sales price so far: $525,000
After a slight dip last year, we’re starting to see prices trend upward again in 2026, and we may see some appreciation as the year continues.
