That doesn’t mean it’s a bad thing. Cozy homes can be charming, efficient, and easier to maintain. But it’s definitely a cue to check the square footage before you fall in love with the photos.

“Good Bones” = Solid Potential

This one actually gets us excited—and for good reason.

If a home is described as having “good bones,” it means the structure itself is in great shape. Think foundation, framing, and overall integrity.

What it also means? You’ll likely want to update most of the cosmetic features—flooring, paint, fixtures, maybe even kitchens and bathrooms.

In other words, it’s a great opportunity to create your dream home… if you’re ready to put in a little work.

Why Realtors Love a “New Roof”

You might notice agents getting surprisingly excited about a new roof in a listing.

It’s not because we’re passionate about shingles.

It’s because a newer roof (typically under 15 years old) can make a huge difference for buyers. It often means:

  • Easier, faster insurance approval

  • Fewer immediate maintenance concerns

  • Avoiding a major expense (think $15,000–$30,000) in the near future

That’s peace of mind—and a big win for your budget.
